This map shows all addresses added to the banned buildings list since the end of June 2023. The owners of these buildings do not allow tenants to list their apartments on Airbnb or other short-term rental websites. You can check the address of your building in advance.
There have been 15,000 fewer listings in New York City since the new law was implemented on September 5, 2023. Airbnb is attempting to change or adapt New York State law , currently the rules are as listed above, in the future the rules may change.
From a legal perspective , you don't risk anything . The responsibility and blame lies with Airbnb and those who rent the apartment. You risk fines or harsher sanctions.
What can happen to you, and often happens, is that the reservation is canceled at the last minute or that the apartment does not correspond to the pictures or reviews.
If the property is not in proper condition, I advise you to contact Airbnb immediately and attach photos. The costs will be reimbursed to you.
As a larger group, a spacious apartment is more affordable than a hotel, but if you are two to four guests, a hotel room is recommended.
